Operational Capabilities for Property Administration

Core functions we train your teams on — from OPEX modelling to CRM-driven service workflows.

What operators say after the course

Facility managers and property administrators share how the modules changed their daily routines.

We rebuilt our OPEX forecast from scratch after the module on cost classification. The template alone saved us two weeks of spreadsheet work, and the variance review routine now runs every month without drama.

Svetlana Aliyeva, Operations Lead, Tbilisi Business Centre

The CRM automation section was the turning point. We mapped our maintenance requests to SLA rules and cut average response time from 6 hours to under 2. The team stopped chasing tickets manually.

Nina Lortkipanidze, Facility Administrator, Kutaisi Office Park

KPI dashboards sounded like extra bureaucracy until I saw the practical examples. Now our janitorial crew tracks completion rate and quality scores on one board, and disputes dropped noticeably.

Zaza Mchedlidze, Service Manager, Batumi Commercial Plaza

Legal compliance was the module I feared most. The course broke it into clear checklists for service contracts and data handling. I finally feel confident signing off on vendor agreements.

Merabi Mamulashvili, Property Administrator, Rustavi Business Hub

What I appreciated most was the focus on real numbers. The instructors walked us through actual OPEX reports and showed where hidden costs accumulate. I applied the same logic to our utility billing within a week.

Training Modules

Four structured programmes covering the full scope of operational management for multi-tenant commercial spaces. Each module is built around a specific discipline with practical exercises and assessment criteria.

Module 01

OPEX Calculation & Cost Control

Build a transparent operating expense model from the ground up. Covers cost classification, allocation across commercial units, monthly monitoring routines, and variance reporting. Includes a working spreadsheet template and a case study on a 12,000 m² mixed-use property.

Module 02

CRM Automation for Service Requests

Configure a CRM to handle maintenance tickets automatically — from logging and assignment to SLA tracking and resolution. Focuses on integration with email and messaging channels, escalation rules, and reporting dashboards for facility managers.

Module 03

KPI Control for Service Personnel

Define measurable performance indicators for janitorial, technical, and security teams. Learn how to set realistic targets, design weekly scorecards, and use data for coaching rather than surveillance. Includes a KPI library with benchmarks for commercial facilities.

Module 04

Legal Compliance & Documentation

Navigate the regulatory side of property administration: service contracts, liability distribution, health and safety protocols, and data protection for tenant records. Practical checklists and document templates are provided for each compliance area.

Terms & Clarifications

Definitions and conditions that remove ambiguity from our course modules and service agreements.

  1. Scope of Operational Expense (OPEX) Training

Our OPEX modules cover forecasting, classification, and allocation of operating costs for multi-tenant commercial spaces. They do not include capital expenditure planning, tax optimisation strategies, or investment advice. Participants receive a calculation framework and worked examples, not a certified financial model.

  2. CRM Automation Course Prerequisites

The CRM automation track assumes basic familiarity with ticketing workflows and spreadsheet tools. We provide configuration templates for common systems, but we do not supply proprietary software licences or custom development services. Course materials are delivered in English and remain accessible for 12 months after enrolment.

  3. KPI Benchmarking Data

KPI figures referenced in the dashboard module are illustrative benchmarks drawn from published facility management studies. They are not guarantees of performance for any specific property or team. Actual targets should be set based on your building profile, staffing levels, and tenant expectations.

  4. Legal Compliance Module Limitations

The compliance unit explains general regulatory principles for property administration in Georgia. It does not constitute legal counsel. For binding decisions, we recommend consulting a licensed attorney familiar with your jurisdiction and asset type. Course certificates confirm attendance, not professional accreditation.

  5. Enrolment and Cancellation Policy

Enrolment is confirmed upon payment of the applicable module fee. Cancellations received at least 14 days before the start date receive a full refund; later cancellations are credited toward a future session. Group bookings for corporate teams are subject to a separate agreement signed in advance.

  6. Data Handling in Practical Exercises

Practical exercises use anonymised datasets provided by The Junction Residence. You may upload your own operational data for analysis, but we process it solely for the duration of the course and delete it within 30 days. We do not share participant data with third parties except as required by law.
